Siding in Farmington, MN.

In Farmington we mostly see newer subdivision homes whose original builder-grade vinyl is chalking, warping near grills, or rattling loose in the wind, alongside older homes near the historic downtown with their own repair needs. Whether it is one blown-off strip or the whole house, we price it plainly and with no job-size minimum.

What is different about siding in Farmington?

Farmington grew quickly from the 1990s onward, so a large share of homes are two-stories, splits, and ramblers that went up with thin, entry-level vinyl as standard. That siding is now reaching the age where fading, brittleness, and loose courses are common, and many owners are deciding between a straight vinyl upgrade and a move to engineered wood.

Lots on the edge of town sit more open than in older, tree-heavy suburbs, so walls take more direct sun and wind. Sun-facing elevations fade faster than the shaded ones, which matters when you are trying to match a repair panel to the rest of the house.

Closer to downtown and the Vermillion River, older homes bring different questions: wood lap under later layers, uneven walls, and trim details worth preserving. We open a test area when needed before we commit to a scope.

Farmington pricing · 2026

What siding costs in Farmington (2026)

Prices are per square, one square being 100 square feet of finished wall, and they include stripping and disposing of the old siding. Farmington's subdivision homes cluster in the middle brackets, with larger two-stories reaching the top row.

These are Midwest Building Exteriors' own current 2026 installed prices, confirmed directly by owner Christian Musta: vinyl $900–$950 per square; LP SmartSide and fiber cement $1,200–$1,300 per square depending on finish; and steel $1,300–$1,500 per square (about $13–$15 per sq. ft.), dependent on various factors. One siding square equals 100 square feet of wall.

Fiber cement ($1,200–$1,300/sq)

Steel ($1,300–$1,500/sq)
Christian's confirmed installed range is $1,300–$1,500 per square, roughly $13–$15 per square foot, depending on job factors. Very little upkeep, even on exposed lots.

Line items that move a Farmington number

  • Optional insulated siding upgrade+$150 – $300 per square
  • Rotted sheathing replaced when uncovered+$85 – $160 per sheet
  • Roof-to-wall kickout and step flashing repairs+$350 – $900 per location
  • Drip caps and trim wrap at each window or door head+$45 – $120 per opening
  • House wrap installed over bare sheathing+$60 – $110 per square
  • Stone or brick wainscot transition trimquoted per elevation
  • Single-elevation or partial repairquoted per job, no minimum

Ranges are installed totals in 2026 dollars — removal and disposal of the existing siding, house wrap, flashing and kickout details, trim, fasteners, permit, and cleanup included. They are planning numbers, not a quote. Wall area, number of stories, trim and gable complexity, window count, sheathing repair, and color availability all move the final figure. Repairs and partial-wall work are quoted on their own; there is no job-size minimum.

Which siding is right for a Farmington home?

We are a generalist installer with no single house brand. Here is how each option compares on the open-lot subdivision houses we side most often in Farmington.

Siding material comparison for Farmington: service life, installed price per square, and install timeline

Vinyl (Exterior Portfolio Market Square, .44 mil)The budget-friendly upgrade from thin builder vinyl. Thicker panel, better rigidity on long walls, and no painting ever.20–40 years$900 – $9503–5 days
LP SmartSide engineered woodThe pick we suggest most when someone wants an obvious upgrade. Sharp wood-grain shadow lines, solid fastening, and good tolerance for winter swings.30–50 years$1,200 – $1,3003–5 days
Fiber cementDurable and non-combustible, installed whenever it is requested. Its long-term performance depends on exact gaps, flashing, and caulk joints.40–50+ years$1,200 – $1,3003–5 days
SteelStiff, rot-free, and low-upkeep on windy, open lots. It is still vulnerable to hail dents.40–50+ years$1,300 – $1,5004–5 days

Why we default to LP SmartSide — and what the research actually says

This note covers fiber cement as a category rather than a particular brand. Its cement matrix is porous, and peer-reviewed testing showed that repeated freeze-thaw exposure changes both the board's internal structure and its flexural behavior (Gorzelańczyk & Schabowicz, Materials journal, 2019, retrieved 2026-09-16).

Moisture research lines up with that. Building Science Corporation's long-running Vancouver test hut study of fiber-cement-clad walls found how well water can drain and dry out behind the boards largely controls performance (BSC Research Report RR-1306, retrieved 2026-09-16), and InspectAPedia's field reports of joint gaps and caulk failure point to clearance and flashing (InspectAPedia field reports, retrieved 2026-09-16). That is part of why we lean toward LP SmartSide, and why any fiber-cement job we do follows the manufacturer's written instructions to the letter.

Is steel siding storm-proof?

Steel holds up well against rot and fire and stays rigid, but hail still leaves marks on metal, and dented gutters and fascia are often the first evidence an adjuster looks at. Choose steel for durability and low maintenance, not as a way around hail damage.

HOA & association palettes

Does your Farmington HOA need to approve the siding color?

Many Farmington subdivisions and townhome communities review exterior color changes. We start that early by bringing physical samples, photographing your current siding, and preparing a written submittal with the product, color, and trim for your board.

If the approved palette lists a discontinued color, we identify the nearest product still in production and mark it clearly as a substitution.

For associations managing several buildings, we can scope and phase the work as one project. Learn more about our multifamily and HOA work and commercial siding.

  • Real swatches of color and profile brought to your door
  • Written submittal prepared for your board
  • Clearly labeled substitutes for discontinued colors
  • Phased scope for multi-building communities

Do you do siding repairs in Farmington?

Yes. A strip torn loose in a windstorm, a panel melted by a grill, or a damaged corner can each be quoted on its own, with no minimum.

Matching is the hard part on builder vinyl, because colors and profiles from that era are often discontinued and sunny walls fade faster than shady ones. When a replacement panel will not blend, we tell you and price re-siding that elevation instead.

Insulated siding can be added to any job as a separate line item.

Who else does siding work in Farmington?

Farmington homeowners usually hear from several siding contractors after a windy season, often through door knocks and flyers. We pulled the state license records for the companies most often bidding beside us in Dakota County and the south metro so you can compare them on the same footing.

This is information, not a ranking. Each company listed holds a Minnesota residential building contractor license. We report what the record says, mark the gaps, and the choice is yours.

The export's enforcement-action field is marked, but the export provides no action type, date, outcome, case number, or order text; we therefore make no claim about what occurred. • Twin Cities Siding & Roofing — Licensed and active with no enforcement flag. Note the operating entity name differs from the trade name — worth checking that the contract you are handed names the licensed entity.
  • TWS Remodeling — Licensed and active with no enforcement flag. An earlier, similarly named license (BC283598, Window Store LLC The) shows as voluntarily terminated — the current active record is the one above.
  • Garrett Construction — Licensed and active with no enforcement flag; the license number published on their own site matches the state record. The license was originally issued in August 2021, which is worth weighing against marketing that cites a longer operating history.
  • Anchor Roofing & Exteriors — Licensed and active with no enforcement flag. As with several on this list, the licensed entity name differs from the trade name you see on the truck.

License numbers, status, expiry, and addresses below are taken from the Minnesota Department of Labor and Industry residential contractor license export, retrieved 2026-09-16. License status and enforcement flags change — confirm current status yourself at dli.mn.gov before you sign anything with anyone, including us. BBB accreditation and rating are shown as unverified because we could not retrieve BBB's own published listings at the time of writing; we would rather label that gap than repeat a number we have not read at the source.

Farmington siding questions

How much does siding cost in Farmington, MN?
Vinyl is $900 to $950 per square (100 square feet), LP SmartSide and fiber cement are $1,200 to $1,300, and steel is $1,300 to $1,500. A common 17 to 22 square Farmington two-story runs about $15,300 to $20,900 in vinyl or $20,400 to $28,600 in LP SmartSide or fiber cement.
How long does a Farmington siding job take?
Vinyl, LP SmartSide, and fiber cement jobs take three to five days; steel takes four to five days. Rain delays, HOA sign-off, and rot found behind old panels can push the dates.
Should I replace builder-grade vinyl with vinyl again?
It is a fair choice if budget is the priority, and the .44 mil panel we use is thicker than most builder vinyl. If you want a visible upgrade, our default recommendation is LP SmartSide.
Why does one side of my house look more faded?
Walls with direct sun fade faster than shaded walls. That uneven aging is the main reason a single replacement panel sometimes will not match the rest of the house.
Is steel siding hail-proof?
No. Steel is rigid, rot-resistant, and low maintenance, but hail can still dent it. Choose it for durability, not as storm protection.
Do you handle HOA siding approvals?
Yes. We bring samples, photograph your home, and prepare the written submittal. If a palette color is no longer made, we propose a labeled substitute.
Is there a minimum job size?
No. We repair a single strip or panel just as readily as we replace a full exterior.
Can you help with a storm-damage siding claim?
We document the damage with photos and share it with your own insurance adjuster. We perform the repair work; we do not act as your public adjuster.
