MBE divides commercial exterior painting into controlled phases that preserve entrances, drive lanes, resident access and normal business activity. Property managers, boards and facility teams receive a written sequence identifying work areas, masking boundaries, noisy preparation windows and expected access changes before crews mobilize.
The approach serves multifamily and HOA communities, office buildings, retail centers, industrial facilities, churches, schools, medical properties, hotels and agricultural buildings. Work can be sequenced building by building or elevation by elevation around occupancy and operating hours.
Crews protect landscaping, walks, patios and staging areas with canvas drop cloths and breathable mats. Glass, fixtures, rooflines, masonry transitions, signage and hardware are masked with UV-resistant tape and static-cling film. Vehicle protection and perimeter wind screens are added where exposure requires them.
Wind is monitored throughout spraying so coating does not drift onto customer vehicles, neighboring property or adjacent building materials. Chips, spent masking and preparation debris are collected daily, which keeps occupied sites orderly between phases.
MBE uses Sherwin-Williams professional exterior systems selected by substrate. Systems include Pro Industrial DTM Acrylic for prepared metal, Latitude or SuperPaint Exterior Acrylic for engineered and fiber cement siding, Emerald Exterior Enamel for detailed trim, Loxon XP for masonry, and SuperDeck for specified exterior wood staining.
Professional airless spray provides uniform coverage and controlled film thickness. Porous siding and masonry are back-rolled where the specification calls for it. Stain is applied by hand with stain brushes and synthetic pads to control penetration. Current product technical data sheets govern application limits and recoat timing.
Wood readings must be 15 percent or lower before coating. Latitude with ClimateFlex can start at 35°F only when the following 48 hours remain above freezing. Loxon XP masonry application begins at 50°F or warmer. The active manufacturer data sheet controls every limit.
A five-degree buffer above the dew point is mandatory. The weather window must stay dry for 4 to 8 hours with standard exterior products and 24 hours with masonry systems. Large sunlit elevations are sequenced so the coating does not flash-dry or develop pinholes and blisters.
Completed work is inspected in natural light from approximately 39 inches, or one meter. Finished surfaces should have no drips, runs, sags, missed areas or splatter on adjacent materials. MBE documents touchups and completes the walkthrough with the property representative.
For two years, MBE warrants its commercial painting workmanship against coating peel, blister or flake conditions attributable to faulty preparation or application. Excluded conditions are walking surfaces, existing rot, structural water entry, failure within the underlying substrate and natural events. Inspection findings determine the free written proposal.
EPA RRP requirements apply when exterior preparation disturbs painted surfaces on covered pre-1978 multifamily housing or child-occupied facilities such as schools and daycares. MBE uses lead-safe practices that contain the active work area, control dust and paint chips, protect soil and nearby surfaces, and restrict access during surface disturbance.
The site plan coordinates containment boundaries with entrances, resident or facility communication, school or daycare schedules, and normal property operations.
