Preparation is the foundation of exterior coating performance. MBE cleans the substrate, removes failed material, feathers sound edges, repairs minor surface defects, seals open joints and applies the primer specified for exposed wood, metal or masonry before finish coating begins.
The property is protected with canvas drop cloths and breathable landscape mats. Windows, fixtures, glass, rooflines, masonry transitions and hardware are masked with UV-resistant tape and static-cling film. Crews use vehicle covers and perimeter wind screens, monitor wind during spraying, and remove chips, masking and debris daily.
MBE uses Latitude Exterior Acrylic with ClimateFlex technology or SuperPaint Exterior Acrylic on prepared LP SmartSide, HardiePlank and composite siding. Exposed substrate and damaged factory edges receive Exterior Latex Wood Primer, while open butt joints, corners and window casings are sealed where appropriate with SherMax or MaxFlex elastomeric exterior sealant.
The first finish coat is airless sprayed and back-rolled to work material into grain, drip edges and lap joints. A second uniform finish coat completes the system. Product selection and application conditions are confirmed against the current Sherwin-Williams technical data sheet before work starts.
The best painting window is when the substrate is dry, the surface stays safely above the product minimum, and precipitation will not interrupt curing. MBE does not coat wood above 15 percent moisture. Latitude with ClimateFlex may be applied down to 35°F when temperatures remain above freezing for 48 hours, subject to the current technical data sheet.
Loxon XP masonry work requires at least 50°F. Crews pause when rain is expected within 4 to 8 hours, or within 24 hours for masonry coating, and stop if the surface is within 5°F of the dew point. Large sunlit walls are sequenced to reduce flash drying, pinholes and blistering.
MBE uses EPA RRP lead-safe work practices on pre-1978 homes. The crew contains the work area, controls paint chips and dust, protects soil and nearby surfaces, uses appropriate cleanup methods, and keeps residents and pets outside the controlled area while disturbed coatings are being prepared.
The finished work is reviewed in natural light from about 39 inches, or one meter. Coated surfaces should be free of drips, runs, sags, missed areas and splatter on adjacent materials. The final walkthrough records touchups before masking and protection are removed.
MBE provides a two-year workmanship warranty against peeling, blistering or flaking caused by application or preparation defects. It does not cover horizontal walking surfaces under foot traffic, pre-existing dry rot or structural moisture intrusion, substrate failure, or acts of nature.
The written proposal identifies the surfaces and coating system included. Pricing is provided in a free written estimate after the exterior is inspected, because preparation needs and substrate conditions determine the actual scope.
